Update: You can fix this problem by disabling GOS. I found this out quite long ago but I forgot to edit this post, sorry about that guys. GOS = (Samsung) Game Optimising Service. To disable it follow this tutorial, I'd highly recommend using the package disabler method and not ADB as the ADB method does not seem to persist after a reboot:

@Anonymous User what are you guys doing?? I have tested pretty much every single 90-120FPS supported title and so far only ONE of them actually works, Subway surfers. All other 90/120fps supporting games do not work because for some reason OneUI/Android scales the display down to 60Hz.

I'm guessing Samsung have implemented some sort of API that allows a game to tell the phone to run at 120hz which would suggest why subway surfers works (it's on the galaxy store, maybe they work closer with Samsung) but for me this is unacceptable considering other device manufacturers use a more unified method of refresh rate scaling.

Why is it that over 60fps titles work perfectly on other variable refresh rate phones (Pixel 4, OnePlus 7T Pro, OnePlus 8 Pro, Nubia RedMagic 5G, Black shark etc.) But on Samsung there's some sort of unique API used instead. This is causing fragmentation, you know a lot of developers will ignore this. Why can't you guys just use the same method as other phone manufacturers? I'm guessing android itself has its own variable refresh rate API which is why all these other phones have no problem with scaling the refresh rate up on these titles.

There are many games that support unlocked framerate now and the S20 Ultra as of now can't take advantage of any of them, I guarantee any game you guys are playing besides subway surfers is running at 60fps and you can check this with game tools.

Some games which are able to support 90 and 120FPS but DONT on the S20 series because of the way Samsung has implemented variable refresh rate include:

I paid a lot of money for my S20 Ultra @Anonymous User please get your 💩 together. Also please release an update for WQHD @ 120hz, I don't understand how other companies are releasing phones with both WQHD + 120hz and you guys haven't done it for the S20 series yet even though you make all the displays for these other companies. Thanks.

S20 device's are not gaming smartphones. After a playing for a while with activated 120fps, device overheating. Battery temp becomes more then 45+ Celsius, that is very harmful for it's longevity. For today it is very hard to force SoC to operate at so high performance mode for a long period. My device with disabled GOS after overheating continue to render 120fps and keeps 120Hz, but, when I press home button and use UI, it's only 60Hz and 60Fps due to high temperature. And it is on powerfull and great snapdragon 865!

P.S. I use drop protective thin case, that does not allow to cool down fast

I suspect this is the case. I did an experiment wherein I played Farmville 3 (specific for this game only). It did not support the 120hz refresh rate or any other high refresh rate on its game settings. When playing this game, just open a chathead from Facebook messenger and keep it on top of the screen/game. This trick will activate the 120hz refresh rate in Farmville 3 and you feel the smoothness of the game (removing the chathead will revert it back to 60hz).

This experiment proved that it's not just the developer of the game but Samsung can still activate it or let us choose to have adaptive or force 120hz on its entirety.

I found a solution to this. Disable the Game Optimizing Service and Samsung SM8250 GameDriver then restart the device. This finally unlock 120 fps instead of defaulting to 60 hz adaptive when i open a game. Make sure you restart the device after disabling it will not work if you don't. (I tested this)
